A lease contract can consist of both lease and non-lease agreements. The non-lease component is a part of a contract that does not contain a lease (example: CAM, security, property management services). The accounting rules for non-lease components are the same under both U.S. GAAP and IFRS 16.

Managing non-lease components

If you have a composite contract that includes leases and services, the non-lease component is separated and posts to the operating expense account, separately from interest expense and asset depreciation expense, as required by IFRS 16. The cash payment portion of the non-lease component is presented separately in the statement of cash flows (included in operating cash flows).
